Southwest Mesas
The uplands on the far south end of the Taos Valley form this zone.
While these properties are closest to the Picuris mountains, the most
impressive views look across the Taos Valley to Taos Mountain.
Certain areas also feature views of the Rio Grande Gorge and the canyon
of the Rio Pueblo de Taos. While sagebrush covers most of the
area, pine and juniper cover the southern portion and parts of the
western portion of this zone.
Any property accessed from County Road 110 (providing access to
Vista
Linda, Taos Country Club, the National Guard Armory, and UNM Taos) and
those in the highlands accessed from NM 68 west of its junction with
County Road 110 fall in this zone.

The Taos MLS divides this area into four MLS zones and one accidental
zone:
Cordovas (14A)
Cordovas is an accidental zone because it falls into the
Taos Valley
Land region, but many properties to the west of the Taos
Country Club which truly belong in the
Orchard/LD/CATL/GIJ or County Club
zones, are
erroneously listed as being in Cordovas just because they lie on or near
Los Cordovas Road. Since there is no way to separate correct
listings from the incorrect ones, searches in the this MLS region
include Cordovas listings.
Country Club (43C)
The Taos Country Club contains a number of high-end luxury homesites on and near the golf course within the gated community of Taos
Country Club.. This zone also includes the area adjacent to the
country club to the west and north accessed off of Los Cordovas Road.
The golf course uses reclaimed and purified water from the Taos Sewer
system to water the greens. Residents within the country club have
access to this water for their own landscaping purposes. Once Los
Cordovas Road approaches the sewer treatment plant, it is no
longer in this zone

Orchard/LD/CATL/GIJ (29A)
This zone features all land to the west of the Los Cordovas Road on
both sides of County Road 110. Here the land becomes much more
rolling and pinon pine joins the sagebrush. The northern area of
this zone borders the deepening canyon of the Rio Pueblo de Taos rather
than the irrigated valley land found to the northeast. While
relatively sparsely populated now, this area expects significant growth
in coming years.
Stakeout Area (41A)
Everything south of NM 68, in the highlands that is also west of
junction with County Road 110 falls in this zone which takes its name
from the Stakeout Restaurant. Here impressive views of the Rio
Grande Gorge, Taos Valley, and Taos Mountain create an unmistakable
panorama. Homes in the Pinon and Juniper here often place their
primary living areas on the second floor to look over the small trees
and capture the remarkable scenery. Lower portions of this zone
feature sagebrush ground cover. Wells here are deep and expensive
to drill. For that reason, the area will probably always remain
sparsely populated and the homes that are built here often have well
shares to lessen the costs of these wells.
While Tierra Blanca Road (Stakeout Road) is the best known road in
the area, other roads here lead south off of NM 68 such as Blue Sage Road and Selph Road.
Vista Linda (52A)
The name Vista Linda applies to both a subdivision and a zone -
though the borders don't match. This area which includes
everything accessed from County Road 110 that is east of Taos
Country
Club. It features relatively new Pueblo style homes, buried utility lines,
and covenants that control the style and type of homes built. With sagebrush as ground
cover and views to the mountains across the valley, this area has a "big
sky" feel. Some properties on the western side of this zone
overlook the golf course in the country club.
The portions of the Vista Linda subdivision included in this zone are
the homes on Camino de los Arroyos, Irish Road, Vista Linda Road, and
Camino del Ocaso. A small portion of the Vista Linda subdivision
along Calle del Sol Road sits across an arroyo accessible only from West Romero Road. Since
Vista Linda Linda is a more desirable zone than Llano Mesa, listings
that should be placed in Llano Mesa are
frequently and incorrectly placed in Vista
Linda and will appear in searches for this zone.
