West Mesas
Sagebrush covered mesas fill this area between the
Blueberry Hill and the Rio Grande Gorge.
The last 20 years have seen
significant growth as land closer into town has become increasingly more
expensive. Large tracts of undeveloped Taos Pueblo lands occupy
much of the surrounding area providing open space near the private land.
Highway 64 west from the Old Blinking Light intersection towards the
area past the airport has more industrial land than other areas of Taos
County, such as gravel pits,
lumber mills, and public resources such as the land fill and the airport
itself, .
This region covers everything to the west of Blueberry Hill on
the south side of US 64, and west of Jose Manuel Road north of highway
64 continuing west to the Rio Grande Gorge, and all areas accessed via
Lower Las Colonias Road.

The Taos MLS divides this area into three MLS zones:
AIRPORT N64 (01A)
Sometimes also known as Stagecoach Hills, this area features
commercial and industrial activity along highway 64 and residential
areas primarily alone Tune Drive and other roads that extend from
highway 64 in a northwest direction. Most residential areas here
have buried utilities and protective covenants and restrictions that
limit lot sizes and prohibit manufactured or mobile homes. The
Stagecoach Neighborhood Association places zoning restrictions on much
of the property within this zone. This
area has a "big sky" feel with impressive vistas of mountains although
it is not close to them. This area has seen significant growth in
recent years and will likely continue to do so.
This zone encompasses everything north of highway 64 that is accessed
via the highway that is west of, but not including Jose Manuel Road, to
the Gorge Bridge.
AIRPORT S64 (01B)
This area is the must industrial of the MLS zones as it contains
lumber mills, the airport, and the Taos Landfill. A few
residential streets, such as Santisteven Road extend to from US 64
toward the southeast. They generally have no covenants and
restrictions and are mainly populated with mobile homes.
Everything south of US 64 that is accessed from it west of Lower Las Colonias Road
and east of the Gorge falls into this zone.
COLONIAS LOWER (12A)
The Lower Las Colonias zone has the largest population of the West
Mesas region. It contains the lower Arroyo Seco stream valley,
directly west of Blueberry Hill, which flows seasonally here and
highlands to this valley's west. This residential area is quite
mixed with houses of all different qualities, styles, and values
eclectically scattered through the area. Patches of restricted land such
as those along portions of Sugar Lane, Toda Vista Road, and off of
Tortuga Road have restrictions and covenants that lead to more uniform
building styles.
Everything accessed from Lower Las Colonias road falls into this area
and comprises the majority of this zone. It sits entirely south of
US 64. A small area of US 64 frontage between Blueberry Hill Road
and Lower Las Colonias Road, including Day Lane, also falls into this
zone.
